I've been investing in residential real estate in Central & Eastern Europe since 2018. I’ve done ~30 transactions; each flat was either profitably re-sold or kept as part of a high yield rental portfolio.

Cashing in on Budapest’s boom
I purchased a 70m2 unit in District 6 in late 2018, did a small renovation and rented it out. Sensing that Budapest market was reaching its peak in late 2019, I exited. The deal yielded a total return of 27%. In 2023, I once again see an opportunity in Budapest.

I’ve done a handful of flips in Warsaw. I purchase the flat, do a quick redecoration and stage the flat (costing under €1000). At times, the deal was purchased at such a great price that the flat was re-sold with zero renovation. The flats were flipped at 10-20% ROI typically within 90 days.

I purchased flats in terrible condition. I re-purpose the flats to augment rental yields, either by converting larger units into multiple studio flats or into student accommodation. These units generate a rental yield in excess of 10% p.a.

Bucharest: As rates spiked and the property market cooled in mid 2022, I acquired several units in Bucharest’s city centre. The units are rented out with near 100% occupancy and generating a total return of ~20% p.a.

I can assist you on the ground in most European and Asian markets

  • Narrow down on the specific country, market and segment to target, based on your situation and objectives, be that lifestyle or investment. We will show you sample deals in various markets, and give you an overview of the investment prospects (rental yield, fees and taxes, capital growth potential etc).
  • Comprehensive on-the-ground support to find the right deal: deal sourcing, price negotiation, as well as legal and technical due diligence.
  • We will then manage the renovation in full for you, together with our architect and interior designer. Home staging and professional photoshoots will take place afterward.
  • If you are looking to rent the flat out, we will then introduce you to trusted property management companies, be that for long-term or short-term rentals.
We charge a fixed fee from €9600 for the whole process outlined above. We aim to help you secure a deal at least 5% below market value and / or with a rental yield 20−40% above market average. This allows you to fully offset the fee paid to us, effectively rendering our service free of charge.
Most overseas property agents sell you overpriced units and earn a huge commission from the developers. I act as your exclusive buyer’s agent, and do not take a fee from the seller. I give you impartial advice on the market best suited for your objectives, then help you make the best purchase in that specific market, leveraging my experience and network.
